Our consultation process begins with a project briefing to understand your requirements and the nature of your business. We will discuss likes and dislikes about your current space, company brand developments since your last project, and how your future business needs may impact your environment. Following our initial meeting, we will arrange a site visit to take measurements and discuss any special requirements with your team leaders. Issues to be explored during this phase include: Budget, Schedule, HR policies, ESG targets, and Feng Shui requirements.
Our designers will prepare an optimized layout for your space, taking into account the size and number of workstations and/or rooms, interdepartmental relationships, traffic flow, growth plans, accessibility concerns, and building safety requirements. If you have not yet finalized a location for your new office, we can provide test fits for your short listed buildings to ensure that space can meet your requirements. During step, we will meet with you to ensure that the proposed layout matches with your needs and expectations. We may prepare multiple versions and revisions of this plan for your comparison and consideration.

The development of an initial project program begins from the moment we take on a new project, and we continually refine that plan as we draw nearer to commencement. Essential deadlines along your project’s critical path are identified and tracked, keeping all involved parties abreast of key decisions and action points, and ensuring efficient, on-time delivery of project milestones. By carefully managing the relationship between design and build, our Project Managers are able to advise you on how best to implement change orders without compromising project delivery or budgetary limitations.
Our design team provides you with recommendations for Furniture, Fixtures, and Equipment (i.e. loose items) in our initial proposal, and our project team manages the procurement process based on your agreed specifications. This includes vendor/client coordination, purchasing, delivery scheduling, and management of the on-site installation process by each vendor. By managing the whole end-to-end procurement process, Interspace makes what could otherwise be a chaotic and time consuming process seem effortless. Our strong vendor relationships provide an extra layer of confidence when timelines are rushed and you can’t afford to be missing something.
Our on-site personnel will continuously direct and monitor the progress of your project’s build process. Our design team and project managers hold regular site meetings with all trades and vendors to ensure that our design vision is fully carried through to the construction process, and for quick action in case of any site conditions necessitating amendments. Nominated sub-contractors for building services engineering works (i.e. ventilation, fire, water, electrical) are coordinated as a part of this process. We take health and safety issues very seriously, and our site supervisors are empowered to enforce rules designed to protect our workers and visitors to work sites. Testing and commissioning processes are handled as an integral part of the Construction phase, providing early warning for any defective materials or installations, and ensuring maximum continuous project progression through every stage of our build process.
This is the last step before we hand over a completed project to you. Our team will take you on a guided tour of your new space, explaining all the features and functions to you. We will carefully identify any defects and mark them for prompt repair on a certified defect repair list. If approved, we will confirm your occupancy date and sign a certificate of practical completion to validate the handover of your new space. The keys to the castle are yours!
Final as-built documentation and O&M manuals will be prepared for your future reference. We will promptly and effortlessly manage repair of minor defects identified in the defect repair list. During the warranty period, our team will remain available to you for repair and maintenance.
