In our fourth "take-over" project for IWG within 18 months, we adapted two floors of an existing co-working center in the new Tower 535 building in Causeway Bay into the first boutique sized SPACES center in Hong Kong. At less than 18,000 square feet, this project is one of the smaller sized developments we handled for IWG; however, within this boutique-sized space we implemented a large amount of the established SPACES design language.
Since the pre-fitted design did not include a reception, business club, nor any IT facilities, we had to extensively modify the core area to allow for sufficient space to accommodate those basic requirements. Key DNA features such as the "tenant wall," "reception and backdrop," fully upholstered meeting booths, and a "high table" for co-working were seamlessly integrated without affecting the space for private offices. Meeting rooms had to be upgraded and re-finished, phone booths refreshed, and both floors' pantries fully re-fitted. As with all other SPACES projects, a wireless access control system, full wired and wireless IT networking, and background audio entertainment were also key deliverables.
