For this highly complex project with SEB (Skandinaviska Enskilda Banken AB), Interspace was responsible for a complete, core-to-shell renovation of SEB's existing office in Jardine House. Reimagining SEB's workplace as a modern, collaborative take on their Skandinavian hertiage, we interpreted SEB's global design guidelines, took inspiration from design elements in their Stockholm headquarters, and integrated locally popular functional aspects into this beautiful, elegant new office.
Throughout the renovation work, SEB maintained uninterrupted operations through our team's creative approach to phasing of work, including rebuilding a public corridor, reinstatement of a surrendered portion of the half-floor unit, careful rerouting of the electrical and telecom connections, and rebuilding of a fire-rated perimeter along the entire project boundary.
A welcoming reception with signature Skandinavian design furniture greets guests, blending perfect geometry with contrasting use of hard and soft materials and soft, gentle lighting.
The new floor finish of honed limestone cut to random dimensions for efficient use of materials has been laid in a uniform directional alignment creating a sense of motion and direction from the reception counter to the seating area and boardroom.
Instantly recognizable in Hong Kong, the porthole windows of Jardine House have been precisely aligned with glazed partition to create the illusion of a ultrawide field of view through the use of repeated reflections, despite the practically sized front of house area.
This ample-sized Boardroom features a linoleum topped meeting table from Edsbyn, &Tradition Elefy armchairs upholstered in Congac leather, a custom-made floating credenza, and a veneer framed bench seat built into the wall for additional guest seating. A wall-to-wall wool JaBo carpet adds a soft touch, with ribbed upholstered panelling on the wall, a recessed acoustic tile ceiling, and sheer drapes rounding out the acoustic elements in the room.
The lighting system in this room (and the whole office) has been carefully planned with various activity-based scene settings accessible via a built-in control wall control with integrated control of the motorized window/partition coverings. Building services were meticulously realigned to match the new design, blending in with the new ceiling in the most aesthetically pleasing way possible.
Integrated into the open office, we designed a combined collaboration and pantry area for staff to enjoy. Parquet wood flooring topped with a wool area rug frames the collaborative seating area, anchored by a set of Strand pendant lights from Muuto.
The feature Connect modular sofa and Cover lounge chairs (also from Muuto) draw a crowd for lunchtime conversation and after-work drinks. An island counter bar with an engineered quartz countertop and veneer side panelling buffers the space from an open patnry with a creative ceramic backsplash, Lightspace Belt barstools in matching green wool, and Mega Bulb pendant lights from &Tradition.
SEB's new open workspace redefines what's possible in a heritage building like Jardine House. Interspace completely re-engineered the ceiling and lighting to replace the dated acoustic tile system with our customized perforated aluminium wide-grid type ceiling featuring continuous recessed LED light strips, acoustic-backed accessible ceiling tiles, and careful alignment to match the concealed E&M infrastructure above.
The flooring has also been carefully engineered with a recessed parquet corridor, edge trimmed and level matched to sustainably manufactured carpet below the workstations. Height adjustable workstations with ergonomic monitor arms offer staff a comfortable, productive setting for their in-office time.
